Leasing Sydney's premier heart
A prestigious and iconic A-class building, 1 O’Connell St was going through a major refurbishment. Engaged by real estate firm DTZ, our brief was to create a leasing campaign to help position the refreshed building in front of potential tenants looking for 5,000-20,000 sqm.
Brand Positioning
Our strategy was to differentiate and position 1 O’Connell as the ‘premier heart’ of Sydney’s commercial spaces; with a new logo and colour palette that reflected the harbour views, iconic illuminated blue roof of the building and its sandstone facade. When compared to competitor spaces, 1 O'Connell ticked all the boxes and to reinforce this we developed the tagline; 'Everything adds up to 1 O'Connell' which really played on the prestige of the number 1 street address.
Photography
Situated in prime position, close to Circular Quay, 1 O'Connell, required an extensive photoshoot to showcase the location and bring it to life for potential tenants. Multiple CGIs were also produced to help prospective tenants visualise the refurbished facade and foyer areas.
Digital Assets
A range of digital assets were developed including an eDM, Information Memorandum and a website with videos and interactive maps.
OUTCOME
Leasing a Sydney icon
We developed a range of collateral to help build awareness and consideration with the target audience of prospective tenants. Collateral included: • Property Logo • CGI and Flythrough • Photography and Videography • Website • Information Memorandum • On-site Leasing Display • Direct Mailer and eDM • Hoarding, Signage • Promo - Umbrella. The building was successfully leased, meeting the landlord’s objectives.
